SELLING YOUR HOME OVER THE SUMMER HOLIDAYS.
While the temperature is not the only thing heating up this summer, so too is the property market. However, selling your home over the busy holiday season can come with some unique issues.
Christmas Decorations
It’s better not to have Christmas decoration up when taking the photos as it will detract from the home itself and will show how long the property has been on the market if it hasn’t sold by the new year.
Guests
One of the joys of living at the beach is you may have family or friends from out of town stay over the holidays. This can make keeping the home buyer inspection ready default. If this is the case, just let your sales agent know and when you are expecting your guests and they will be able to either steer buyers towards another inspection date or be mindful to give you extra notice prior to inspection. In the event of an inspection while you have guests, do your best to clean up (most buyers will understand, if you have extra bedding or bags around) and take everyone out for a coffee or to the beach while the inspection takes place.
The Heat
Everyone like a cool oasis over the hot summer, especially buyers. On hot days keep the air condition/fans running to keep the home cool. If there is a cool coastal breeze this maybe a good chance to demonstrate.
Out of Town Buyers
Over the holiday season there is generally an influx of potential buyers to the area, some may be visiting family and friends or on holidays and fall in love with the area and want to stay, some may be moving here for work. We need to remember that out of town buyers are not familiar with the area and local market and need to make things as easy for them as possible. Make sure your selling agent has processes in place for dealing with out of town buyers.
