Capricorn Coast Christmas Market Update
2021 has been another year of change and adjusting to life with COVID-19. We have found the property market has continued to change throughout the year and there are no signs of it slowing down any time soon.
Over the past three months, we have found that 60% of our Buyers have been non-locals and 33% of our buyers have bought site unseen. We have systems in place to support our out of town buyers and with the recent reopening of the Queensland Borders, we are sure to see another influx of people wanting to move to the Capricorn Coast.
Although the Capricorn Coast population continues to grow, the amount of housing stock available is decreasing. In 2016, there was a total of 1800 properties available for sale on the Capricorn Coast, however, by December this year, there was only 558, that is a massive 69% decrease. Land Sales, interestingly, have increased, this time last year there were 50 allotments sold, compared to 73 the same time this year.
We do have some great news for home owners looking to sell! The average sale price for Capricorn Coast as a whole has increased by $132,822 in just 12 months, with many suburbs experiencing large increases, such as; Barlows Hill now has an average sale price of $719,500, this time last year it was only $440,800. Cooee Bay has had a significant increase in just 3 months of $156,333, in September, the average sale price was $345,000 and is now $501,333. Taranganba has had the biggest average sale price increase of $286,388 in just 12 months.
The @ Real Estate sales team has continued to achieve amazing results for their clients over the past 3 months. 80% of all contracts negotiated by our sales team have sold for full list price or more and are taking an average of 24 days to sell houses. With the increased buyer demand and activity, our sales team have had 47% of properties sold in the past 3 months have multiple offers on them.
Natalie Gesler, our Principal and one of the @ Real Estate sales agents continues to achieving amazing results. In just one week, Natalie has had 2 properties settle with a total price of $2.3M. Jodi Schofield has had an amazing past 3 months with over $3.2M worth of real estate settling.
Some recent stand out sales from our @ Real Estate sales team include;
Natalie sold 24 Plantation Drive, Taroomball, this home was listed for offers over $440,000 and after having seven offers on it, sold for $485,000!
Jodi had two properties go unconditional in October, both were sold off market. One of the properties was 592 Woodbury Road, Woodbury which sold for $920,000! The other property was 71 Woodwind Valley Road, Farnborough which sold for $1,200,000!
